New apartments aim to capture ‘downtown feel’ on Highland

Construction for Highland Row continues until later in the year. The complex will accommodate students, families and working professionals with an upscale feel. 

Yet another apartment complex has opened in the campus area over the summer.

Highland Row is an upscale living community located right next to the newly renovated Highland Strip. Milhaus Development has been constructing the property between Midland and Central to give Memphians a feel of being in urban Memphis without the hassle of being Downtown.

“It gives residents a real chance of having a Downtown, Midtown, urban feel in a residential community,†Raph Small, Senior Transition Specialist at Highland Row, said.

The residences range from studio to three bedroom apartments. Monthly rent ranges from $945 to $2,133. Utilities are not included in those prices as they are with Gather on Southern or Stratum on Highland.

One main difference between Highland Row and the other two apartments is that it is not only student housing.

“We are a multi-family community,†Small said. “We’ve got a good mix of people. We’ve got families. We’ve got working professionals.â€

Small also emphasized the sense of community residents of Highland Row will have. “It’s not really like an apartment complex,†the U of M graduate said. “It’s really like a condo complex or really like a small town in itself. The goal is to kind of be a one-stop shop where once you get home, you don’t really have to leave.â€

Small said Highland Row will be one of the first completely mixed-use properties in the area. The property’s 3200 square feet of retail space will house Char, a steakhouse based out of Jackson, Mississippi, Newk’s, a coffee shop and other retail, names of which were not announced at press time.

Char is an upscale steakhouse owned by the same owners of Amerigo’s. Owner Ben Brock said they chose to open in Highland Row because it is in a good area to be seen, and there is a great vibe on the newly renovated Highland Strip.

“There is great energy on Highland, and the university is a perfect neighbor,†Brock said. “The restaurant will be in a wonderful neighborhood and is also a perfect meeting spot for Downtowners and customers in East Memphis.â€

Brock said there is not yet an opening date set, but the restaurant should be open by October, barring any more construction delays.

As well as the restaurants and retail space, Highland Row will have many other amenities other apartments in the area may not have: a pool with tanning beds and a pool house, a “makers room†(a workshop/art studio for residents), quiet rooms, a 24-hour fitness center and a parking garage.

One residential building opened up in June this summer, and one had resident move-ins over the last two weeks; however, there are still plenty of apartments to be leased, especially in the last building, which will not open until at least December.
